Lease Term
Five years and, in England, the lease term is Landlord & Tenant Act protected.
Rent Review Period
- Five-yearly open market reviews AND
- Annual increases, in line with the retail price index.
Repairs & Decoration
The Lessee is responsible for the repair and maintenance of the property, excluding the structure, replacement or repairs of wiring, drainage, car park surfaces and external decorations. The Lessee is required to redecorate the interior every three years.
Tie
The Lease is fully tied for draught and packaged beers, lagers and stouts, premium packaged spirits (alcopops), ciders and soft drinks.
Discounts
Lessees receive up to £50 per barrel off invoice on all tied products, from barrel one.
